Hello, 

I have a question, where and how do you determine what are similar properties selling for at what cap rates?

Is there a website to find this? Should I talk to property managers? This hump in confusing me 

Hello All,

I've been building a relationship with a broker in Florida. She has sent me deals that are pretty exciting.  She has sent me a CA on two deals, that the seller's broker wants me to sign to get financials but it says to not show to a third party.  I plan on assign the rights to the property to a buyer. Should I sign or how can I get around this road block?  What do you guys do?

so when presented with a commercial property deal, we would be already purchasing the land and the building is basically the improvements? Is that what you are saying?

When you buy Apartment buildings (Commercial property) are you buying the land too? Or is the land separate?

How much does a Land Trust Cost? If I have assets in Georgia do I need to set up land trust in Georgia? Or say I start investing is assets in Florida do I have to have a Land trust in Florida?

I live in Virginia so my first LLC will be set up here

I'm making a LLC in Virginia because I live there and I'm going to start investing in Florida or Georgia. Does my real estate attorney have to be located in the same state as my assets?

Can I trust them if I"m not there? I know it is being done just want to make sure everything is being taken care of

Ok I'm thinking about setting up a Land Trust to invest start investing in Large Mulit-Family in Florida or Georgia. How should I do this? 

I live in Virginia so I'm going to set up my first LLC here and will make my LLC the Beneficiary in the Land Trust and as long as I have a trustee that has some job duties this is smartest way to set this up to cover my tale

My doing this are there any laws in Florida or Georgia that may come up in the future just in case anything happens? I feel like I'm on the right track of thinking?

Will I have to form another Land Trust in Georgia or Florida since the states laws are all different? I do understand that Land Trust are not formally recognized everywhere as well?

Please help?
