I am putting together my team for real estate investing. I will be looking at multifamily apartments in Florida. I would appreciate any recommendations for a real estate attorney that I can add to my team.

Non recourse lenders are still doing 70-75 percent LTV.

Hello

Previously non-recourse lending thru Small Balance Loans was starting at 750 K. My lender has now moved that up to 1 million. Is anyone aware of a non-recourse lender that is willing to start the loan on products of 750 K. So in this example the property would be a million dollars, with a 25 percent down payment and the 750 K being financed?

Can I please get recommendations on books you have found helpful for apartment investing? Amazon has an abundance of material. Its hard to know which book is worth the time. I am trying to avoid something that's primarily hype and "why you should invest in real estate...its the best thing since sliced bread" feel to the book. I have the funds to buy apartment buildings, I am simply trying to make sure I don't have too big of a blind spot when I show up to make my first deal.

tyler thank you for the reply. I see offers in the 5 year fixed/25 year amortization range. Since I am looking to pay off the property in 10 years, have you come across more favorable fixed duration terms from banks. I know fannie/freddie will offer longer duration of fixed terms but the loan size is not that large. 

Jake that makes me feel pretty good. I have discussed real estate lending with banks in the past but have not crossed paths with credit unions.  I should be able to create more leverage with lenders if I suggest that I can come back to them for future deals as well. Thank you for your reply.

I am interested in purchasing multifamily properties. I will be putting down 25 percent, expect the loan to be in the size of 500 K to 750 K. In addition I am planning on paying off the properties in 10 years or so. Any suggestions for lenders? With residential properties, Suntrust offered competitive rates. I am sure I will reach out to them and some of the other banks in the area for commercial options.
