Thank you Jeff and Jeremy for your inputs.  Makes sense to be wary of who has visibility. Alot of time, Linkedin or other sites make it too easy to see who you might know and they just click away at the "ADD as friend" button without giving it much thought.  It may be no big deal, but i know some sites you have to be careful of what you posts and I rarely do, and if I do I keep it vague.  Thanks again.

That makes total sense.  I guess its nothing to hide, but was just wondering if that effects a tenant/landlord relationship in anyway.  Sorry for the late response.

Need help to see if it makes sense to build new apartment complex sir service industry workers. The town is booming but there is no housing for the workers. Currently the workers come from neighboring city. There's a huge demand but does it make sense to build new? Maybe on a lower scale? Any ideas on where to start research on construction. Thank you

Do these exists? I've talked to several banks and all I hear is we can do 30 amortization but will only do 5/10/15 year fixed. Are there 30 yr fixed mortgages for rental properties? What type of banks give those? How does this effect a property under an LLC?

Hello,

I know this questions seems a little too vague, but I'm new to researching apartments and have a potential 12 unit townhouse complex grossing 100k/year.  Rent increase possibiity is there to increase gross to $120-$130k/year.  My questions is very general in that, is there a particular multiplier of gross that should be applied to the gross to get a ballpark figure.  Like say 5 times gross would translate to an offer of $500,000.  I am more familiar with independent motels.  I understand area and rent market makes a difference too.  OR is offer price based on the net?  I'm just trying to get a rule of thumb figure.  Also on BP podcast I've heard of the 50% rule, does that include the debt service?

@Joshua Dorkin I checked out Stitcher, but its more a live feed, then being able to download onto my phone.  Unless there's a trick that I haven't discovered yet.   I'll have to play around with it more.

@Dave Visaya I haven't tried getting on BP from my phone to download, but with itunes podcase, I get a list of all the shows and when im at home i download them with wifi then listen to it on my commute and it keeps it organized, but i'll check it out how it works to download from site on my phone.  

I searched for this topic but came up empty.  IS anyone having issues downloading biggerpockets podcasts over 100MBS.  It will not allow me to download a big file regarless if im at home on my wifi or on ATT's 4G.  Any help would be appreciated as I have missed so many episodes due to the fact that i can only listen while im on the road.

Hello fellow BPers,

I've heard many times during my RE education for investors that its best to get 30 yrs mortgage with the lowest possible downpayment.  Since I'm just starting out, I know of only the traditional way of going through the banks,  Most of the institutions I've spoken to do not do 30 yrs and ask for a 20% down.  Would appreciate any guidance on how to go about doing loans with these terms via banks or CU.  Also is non-recoursive loans something you negotiate with them? Thank you in advance....RAJ

@Peter : Unfortunately not.  The only other apt. complex in town, is for low income qualications type.  Even house rentals aren't many.  There is a power company in town and a powerline company (unrelated), which are the main tenants, as she's very strict on who she rents out to.  There are a few neighboring towns that I'm doing comparisons with.  There was another apt. complex that was listed for $50k/unit, but they were literally apts and not townhouses.  I suppose, based on that sale, this property could be valued slightly higher.  But I have to see about cash flow as mentioned by the two Steves above. It is in good condition and there is space for expansion.   I do like your approach.  TY
