@Devon Garbus Are you taking hotel money or strip mall money it makes a big difference? I have access to some high end stuff that but the returns are really low. The hotel deals are in the high end law firms out here. It's really quite hard to get in the click but if your buyer is the real deal we can get him in.

I dont know if anyone sets out to buy and hold D properties. I think it just happens. I have managed and been involved in some crazy situations. It is not for the faint of heart. That being said in my opinion some of the best cash flowing is in D property

Hi Glen. I lived in Olympia for six years. What are your goals? Are you looking for cashflow or quick returns? It makes a big difference. As Brandon stated don't put too much out there and make sure you vet the people that you are partnering with. Every investment has a risk. Make sure you don't invest more than you would be willing to lose. Even with your amount there's a lot of opportunities out there and there's a lot of creative ways to make it go the distance. In the midwest you could buy 2 properties.  Reach out if you have any questions. This is all I do.

Hi Linh. Welcome to BP. You've started in a great place. Here you will be able to find several experts in every real estate arena. As I tell everyone here, make sure you find and attend every local real estate investor meet up and meet as many people as you can. Educate yourself as much as you can and then do something. Learn some more and do again. You'll find that like anything practice will make you better. If you need anything feel free to reach out I am an active real estate investor and it's all I do.

@Jared Delaney Thx. Definitely nothing like NYC, what cash flow is cash flow. This is definitely high on the risk Spectrum but as you know those are the ones that have the highest reward.

@Matthew A. It is almost impossible, almost. The only thing that changes neighborhoods, in my opinion, is money. Once the surrounding owners see the rents and home values go up it is the number one driving force behind any neighborhood change. This one is not that bad. It just needs some love.

Remember to follow this forum so you can get updates. I'll be posting all cost directly associated with this property from travel to LLC formation etc.
