You could try a life estate. Where she would have ownership until she passes. Also, the sky is the limit as far as structuring the deal. You can easily agree on a set amount of price every year or a few lump sums over several years. There is no real wrong answer. Just make sure she does't transfer it to her kids by way of a deed as that from whatI know would trigger capital gains.

The thousand dollar question. Or in your case thousands... I'll give you my opinion and it's just that my opinion. There's probably pages and pages of this question in different forums. The answer is "It depends." As an agent I know there are many charts and information that shows higher sales price for agent listed homes vs. FSBO. It actually is one our sales pitch however that being said if you are a real estate investor that knows how everything works and how to properly evaluate your property then the opposite could be true. The analogy I like to give when discussing real estate commissions is the car sales person. When you go to a car dealership who has the advantage? The average consumer that purchases a car about every 3-5 years or a good car salesperson the sells about 5-10 in a month? The answer is obvious but with the advent of technology and the availability of information this can change. There's also, at least in my state, a limited listing. Where for a small fee the agent inputs your information in the MLS and then you can negotiate directly with the purchasers. Either way information is on your side. The more you know the better off you will be. Hope this helps.

Well you can purchase just about anything in any status, the real questions is does it make sense? If the home is in preforclosure and you are able to bring the property's payments up to date or wholesale before the lender continues the process then it might make sense. In your case I found this regarding the petition to foreclosure in MA. About every state has different lingo when it comes to foreclosure but in essence one is notice and one is the next step in the process. You should check with your local REIA and learn more about the foreclosure process specific to your area.

Hello All, my name is Omar and I am first an Investor however, I also am a licensed real estate agent and property manager (don't hold that against me). I've been in real estate since 2002 and have a little over 1000 transactions under my belt and own Real Estate Wishes. In my last "position" I managed over 1000 scatter site rentals including acquisitions, renovations, rental, and dispositions. I am currently wholesaling here in my backyard and looking for multifamily opportunities though out our great nation. Always interested in new markets and love talk about real estate. I hold a meet up about multifamily and attend most of the others as possible. I look forward talking with you all.
