Hey BP Fam,

I'm looking into Akron/outer Cleveland, OH for a rental property and wanted to verify if anyone has used IIP Property Management for their units? If so how has the overall experience been?

Also if anyone has other recommendations I'd appreciate it.

Thanks!

However, all markets eventually turn and Toledo's is no different. Not sure when the next down cycle will come, but I am certain it eventually will.

You need to look in different places Michael.

We've been hearing the story of "Rising prices" and properties "selling quicker" for a few years now.

I still feel like a kid in a candy store and we have been buying the same products at 50-60% of asking price like clockwork every week.

Offer a low ball quick cash close, wave contingencies except a walkthrough and perform on the deal.

Before you know it, folks will start flooding you with property.

Much success

Engelo,

Do you use that method for all types of homes (ie: turnkey, rehabs etc) and just keep an eye out for certain items on what to avoid/ look out for?  Definitely an interesting approach!

Can you tell me how to get in touch with the agents who covers more than one state ? If you have any recommendations of any insurance broker regarding this then please do suggest.

Aarti, I would try going through Foremost (sub tier of Farmers). To my understanding they deal specifically with land lord / rental property insurances.

Lavaud,

I'll be the odd one out in this thread and suggest a Windows laptop, they tend to be cheaper and, because I build computers, I like the freedom/ability of being able to shop around / customize it to my specific liking.

With that, it really depends on what you'll be doing with the laptop, ie: basic email, MS office, BP or video rendering / editing for your listings-walk through, future rehabs etc ?

If it's basic day to day items, and if you don't store tons of photos / videos on it, anything with 8GB of ram would be sufficient in today's market.

If you need something a little more intensive for video editing, let me know your price point and I can help recommend a few things.

Thanks,

I intend to use the laptop for Real Estate primarily but I’ll be using for personal stuff which requires some video editing so your suggestions are welcomed. Price range up to $1500.

if the laptop will primarily be hooked up at home, the laptop in the links below are fairly solid well rounded ones at the price point.

The ones below offer more portability and performance but with a larger price tag.

@Art Mimnaugh Awesome just found it, thanks! The tax info appears to be correct with the reassessed values.

@Michael Rodriguez & @Art Mimnaugh Appreciate the info!

Do you know if this updated info is on the auditor's website or on a separate publication?

Thanks,
