Hi All,

So for background context, wife and I live in Orange

County, CA. We rent an apartment for $3,450 and have enough saved for a

down payment on a house. Our lease ends in December so I'm trying to

start brainstorming and think ahead to different options.

My

question to everyone is would you use the money as a down payment for a

SFH that we'd live in and secure a primary residence? Or would you

continue to rent and use the money to buy other properties/investments?

Hi All,

I’m putting together my overall business plan for out of state investment to scale my current holdings.

I’m trying to utilize off market / direct mail listing to reach potential clients/properties. My question is who do you use as your boots on the ground to meet with the owner to conduct walk through to review the condition / rehab costs and make the offer when working out of state?

Any recommendations is appreciated.

So I recently formed a corporation for my construction license and REI

I'm looking into the Los Angeles/Orange County, CA markets as well as Columbus, OH and was wondering if anyone have recommendations for HML that tend to work more with newer companies? My goal would be eventually along term relationship with the HML as the company grows.

Hi all, so I'm looking into a 1031 exchange and from what I've read online and throughout the forums, the qualified intermediary (QI), is basically a non-regulated sector? 

With that I'm very nervous on proceeding with anyone right now lol. 

Does anyone here have recommendations on reputable companies for it? I found American First Exchange locally, but again, want to get advice / feedback from others.
