I suggest not spending any money on a buyer's list, use that money for marketing. 

Check out social media, there are plenty of buyers in Facebook groups, real estate meet up, or if needed partner with other wholesalers.

Purchase price: $105,000

I wholesaled this deal to an investor in our Savannah market making $2,500. The proceeded to fix it up and rent out to a long term renter.

When looking for cash buyers you can always join meet up groups in your area and post for cash buyers on Facebook groups. Turn on your post notifications on Bigger Pockets, there are plenty of people looking to JV. Keep it up!

If I would want to go the route of hiring an expert to teach me. How would I approach the contractor and ask if they can teach me?

Both are great options. Make sure you analyze your numbers! If they are willing to do seller finance, do you have the capital to get that property to 2022 standards so you are able to rent it out ? That is something also to think about. I can't wait to see you post your first deal ! 

Just to add on to Joshua. Make sure to file a Affidavit & Memorandum of Agreement with your county so no one can come and steal the deal without your knowledge.
