I'm a real-estate investor with two properties and the third deal might be in my neighborhood. There's a ranch stile home in my town that has tarp on the roof for the longest time and I want to go knock on the door however I don't know what to do If the person agrees to do sellers financing or if he just wants to sell were I could be a wholesaler.

This is me assuming he wants to do something with the property, I would love some advice because I haven't done any of this strategies.

That’s good advice for most times in life. People engage in all kinds of mind games without actually engaging in the real world.
