Two books I can heartily recommend:

Words Can Change your Brain

12 Conversation Strategies to Build Trust, Resolve Conflict, and Increase Intimacy

by Newberg and Waldman

Stupid title - great subtitle.  Eye opening way of looking at conversation.

Humble Inquiry

The gentle art of asking instead of telling

by Schein

Both books emphasize listening and asking questions are the most important aspects of good communication.

Post: How to convince a spouse that REI is a worthwhile pursuit

You could start by investing in REITs.  There are now some which require only $1K as a minimum investment (don't require accredited investors).

If I were you, I would hire a top personal financial adviser who charges fees by the hour only.

Ask her about asset allocation and where real estate investments fit in. Let her be the neutral educator. A few hundred bucks could pay off in REI yields later.

Running an Assisted Living business is more like running a medical business.  Very tricky.

What might be easier is over 62 independent living with ramps, grab bars, etc.

There is a huge need for affordable housing in this area.

Check with your local Housing Authority office regarding tax breaks, etc.   You might be able to get grants.

Section 8 housing HUD funding seems to have dried up, even though a formal disbanding of the program has not been announced. So I would be wary of this approach.

Post: Safest cooker for studio apartments?

I'm putting electric kitchenette areas into rooms to convert them into studio apartments.

What cooktop do you think is safest?  Ceramic?  Traditional hot plate?  Other?

No toaster ovens or microwaves are to be used.  Electric kettles are permitted but they are not versatile enough.

Thanks for your tips!

My city recently made AirBnB and VBRO rentals illegal.  Check with the city first.

If legal, you probably have to get a city license, state license, and perhaps another type of license and/or permit.

I like website names that have the best keywords for people looking for what I am offering.

Examples:

SharpestKnife.com

REITadvice.com

AptManagementSoftware.com

I don't like names in a website.  That's what lawyers do.  It's about the owner, not the service/product or customer.

Terrific list!  Very useful.  Thank you!

I just copy-pasted it to a document on my hard drive.

Clark Howard, the pro-consumer expert, has lots of info on his site about this.

You can start with this page

Or you can do a search on his site using the words repay student loan

Good luck!

There are mobile notaries who travel to signers in jail.  You could FedEx documents to the notary along with payment.

To find a notary offering this service, try the Find a Notary tab at www.NotaryRotary.com
