Going commercial grade at a medium end retailer like a West Elm, Pottery Barn, Crate & Barrel CB2 etc can be worth it for a sofa, esp a sectional or sleeper sofa. Use your LLC to apply for a b2b account with those retailers and you will get 20% off MSRP on just about everything.

Hey, I'm in Houston, and you're going to be hard pressed to find a condo association that allows STR. You're way more likely to find a SFH with no HOA

Generally speaking, I wouldn’t lean too heavily on airdna rentalizer. Pricelabs is good for aggregating market data, and the enemy method is tried and true.

Have you looked on Airbnb or VRBO for comparable properties in a Bulverde, and have you checked out what their occupancy is like? You should also look into local regulations. Good luck!

Be wary of the future consistency in MTRs. Travel nursing has exploded in recent years because of the pandemic. As concerns over the pandemic continue to wane, so will demand for MTR housing. The saturation and competition STR hosts are facing atm is very real, and that effect is likely to be exponentially more impactful in the MTR space as the tenant / guest pool shrinks into near oblivion
