Hello everyone,

Does anyone successfully invest with Subject To's and Wraparound Mortgages? Can't find legit information as for how to avoid Due-on-sale clause. I've heard about the option of creating Trust with the seller, but my latest research shows that it still will not protect the seller. Please, give me a real advice in which direction should I look? Or should I just let the seller know all the risks and move forward?

If I were you I would probably find reliable partner who've done wholesaling before with GV agreement (and split the profit). But if you want to do it yourself:

1. Put property under contract (you can pay a lawyer to draft an assignment contract or see if your local REI club may share with you one). Give the seller $100 down payment and say that you or one of your partners will purchase a property within ××× days.

2. After that analyze the deal if you can and reach out to local investors, FB groups, bigger pockets and so on. 

If you don't sell it, you lose $100, if you do, you hire a lawyer to finish the transaction (or perhaps your buyer will hire one). But like I said, partnering up with experienced wholeseller is your best bet. You can reach out to me if you'd like my help. We can help you to negotiate the deal, provide all the contracts, explain the procedure and find buyers.

Hello,

Can anyone share with me a good easy way to find a phone numbers for my leads? I've got a preforeclosure list with names and addresses, but no numbers. Tried geoleads from Redex, but most numbers are hit-and-miss, and quite time consuming to be honest.

Any suggestions?
