Hello, BP community!

I am putting together business plan, and as a stage number one of it I am considering flipping land - acquiring raw land and creating a project for a house with all the plans and permits, ready to be build, and then reselling it for a profit as a project. Question number one - what do you guys think about this whole idea of land flipping by creating a value (all the permits and plans should be ready for a new buyer to start working on a new build the next day after close of escrow)? Question number two - what are the best ways to finance this kind of projects?

Thank you for your time.

Sincerely,

Oleg Korolov

Is this a local meetup for areas that you mentioned or something that applies and brings people from all over LA including west side?

Unfortunately, the reality of your situation, and it's applicable to most of people who are relocating to Los Angeles from smaller cities, is that you would either need to find the way to increase your budget, or to agree to live in smaller place. Let me ask you this - what is your long term goal? Do you want to purchase something that will appreciate over time, or do you simply need the best housing option (the closest commute, the biggest space for your money, etc)?

Thank you for your engagement, Manolo! I'm looking for somebody who could expedite a process for getting permits for new build SFR. I know that it could take up to a year to get all the necessary documentation to start building, and I would definitely like to shorten that period up.
