Hey guys,

I wanted to reach out to you about a potential loan for a property me and my partner are purchasing in Pittsburgh, PA. It's an investment property, row house with 4 bed 2 bath in a high rent demand area of town. We have it under contract at $100K. At this pointof time I don't believe we would qualify for a conventional financing, but we would prefer not to do hard money for this project since we are planning on keeping it as rental, so ideally we would get a loan for 15 or 30 years. We're willing to provide 20% down payment plus closing costs, of course, and if needed to use some properties my partner has as a collateral. Let me know if you guys are working with these types of scenarios or not. I appreciate your time.

@Justin Kane Thank you for advice. I'm partnering up with someone local who's already doing business in the area, having understanding of the market, relationships, etc. So, this is not what I'm bringing to the table at this point of time. But I'm catching up on local details, for sure.

Thank you for your reply, @Stephanie P. You're right, I'm talking to few local banks that so far seem to be an interesting option. It seems like our loans will be above that threshold but it's helpful to know that there might be kind of a threshold so thanks for sharing!

Hello everyone!

My name is Oleg and I'm finally making actionable steps towards getting my first rental properties. I have found a partner that already works in a market that interested me, Pittsburgh, PA. So now I would like to find a lender that could help me to do cash out refi on smaller properties there (SFR and duplexes to begin with).

While I was just thinking of establishing relationships with local mortgage brokers for a near future, turns out my partner would love to do cash out refi right now to free up some capital. We are talking about fully stabilized fully rented assets (one SFR and one duplex).

Does anyone know a good broker in the area that is familiar with BRRRR (or BARRRR, haha) strategy? I have been talking to some local banks, but I'm hearing that using a broker as opposed to a banker could be a good idea on a longer run (starting from fifth loan onwards).

Welcome to BP. I'm sorry to hear that you're going through problems with tenant, it definitely could be problematic. But it all could be fixed, even though there's a cost associated with that sometimes. I have a client who recently went through hardship of getting rid of long-term tenant through the court, so maybe this experience will be helpful to you. One advise I can give you - go out there and do it. Either with my real estate agent's career or with my start with investing in real estate, I have noticed one similarity - good things happen when you just go out there and start talking to people instead of trying to research and do all the boring stuff. =)
