Lender for BRRRR strategy in Pittsburgh, PA

Hello everyone!

My name is Oleg and I'm finally making actionable steps towards getting my first rental properties. I have found a partner that already works in a market that interested me, Pittsburgh, PA. So now I would like to find a lender that could help me to do cash out refi on smaller properties there (SFR and duplexes to begin with).

While I was just thinking of establishing relationships with local mortgage brokers for a near future, turns out my partner would love to do cash out refi right now to free up some capital. We are talking about fully stabilized fully rented assets (one SFR and one duplex).

Does anyone know a good broker in the area that is familiar with BRRRR (or BARRRR, haha) strategy? I have been talking to some local banks, but I'm hearing that using a broker as opposed to a banker could be a good idea on a longer run (starting from fifth loan onwards).
