Post: Cold Calling Follow up Sequence for Warm, Hot, Cold leads

What type of cold calling follow up sequence does everyone use for warm and hot leads ? I understand that this is dependent on what the prospect says. But generally how often do you touch warm or hot leads. Just to define ..Warm lead: Wants to sell within 90 days. Hot lead: Wants to sell in 30 days or less. I was thinking for warm leads: Follow up 1 week, 2 weeks , 30, 60 90 days 1 year 2 years.. For hot leads twice a week and Cold leads once a month.

I have the older versions of both books. You knocked it out of the park with both.  What value would someone get out of the newer versions if they own the older versions of the books. Thanks ~ !

Post: Milwaukee Wholesale Purchase Agreement and Assignment contract

Would anyone be willing to share a contract template that they've  used to assign a wholesale deal in Milwaukee ?  I am nervous about grabbing a generic one off the internet. I am a new investor in the Waukesha area.  I am looking for the assignment and the offer to purchase contract, both would be ideal..

Is wholesaling a viable career ?  Do you enjoy Wholesaling full time ? I work as Software tester right now and I have an awesome opportunity to study and get into web development. Problem is that I do not like sitting in front of a computer all day.  

What has attracted me to wholesaling is the harder you work the more earnings ( In theory). You are essentially creating your own sales job. You are not in an office all day dealing with politics. No matter how hard I work as a web developer I am still an employee and make a certain dollar amount per hour unless I take on freelance gigs. 

I also plan on investing in real estate if I go into wholesaling or not as a by and hold investor. So I was thinking instead spending all that time learning web development I could do spent it growing a wholesale business. I could Wholesale part time until I gain traction and then quite my job. Wholesaling would be great in order to be able to source and cherry pick my rentals as well. I am willing to work my butt off to make it happen. I guess I just have to jump in ..Maybe it is fear but I just want to know that Wholesaling is not a pipe dream. I see people saying that 97% of wholesalers don't make it ( Not sure where they get these numbers ?!) But that is concerning...

I am a 34 year old web developer in Milwaukee. I purchased a  single family home in 2015 in Wisconsin and did a full rehab on the house with the help of contractors.  I really enjoyed the work and have been torn between working full time as web developer and getting better at my job and investing part time or focusing my time into full time into real estate investing. 

As a web developer I spend most of my day in a cubicle behind a computer screen which I do not like. I don't necessarily hate the work but I do not enjoy spending the entire day in an office. My concern is that by focusing on web development I could make more income which would allow me to invest more.  However by taking this route I am working my way farther into working a 9-5 in an office vs creating my real estate empire. My fear is that full time investing is a unrealistic goal but I believe in focusing on one thing.   I understand this is something I have to decide but I am looking for advice from experinced investors which could help me make a good decision.. Thank you !

Awesome to see people in Wisconsin with the same passion and motivation. The most difficult part of real estate for me is that there are so many ways to go about investing. Its great to have so many different options but it causes be a lot of anxiety deciding on where to focus and build my expertise. .. Wholesaling, flipping, buy and hold, notes, etc.. Especially when you are just starting out and do not know the industry that well . 

Good Luck to you. I live in Waukesha. My wife and I are working on a live in flip at the moment ( mostly me doing the work lol). It has been a lot of work but I have learned a ton.

Hello Bigger Pockets Members! 

My name is Olaf and I am 33 years old. I am currently working in Waterford Wisconsin for a Management Consulting company researching real estate for large companies that are transferring employees. I called Chicago home for 30 years before moving to Wisconsin 3 years ago. The company I work for is paying for me to get my real estate license as we use MLS systems to gather data and need someone with a license in order to have access to the MLS. My wife works as a Nurse Practitioner in Racine, Wi. We bought our first house in Vernon, WI 2 years ago.

Anyhow, I have started my real estate education by listening to podcasts, reading books and scouring through forums. I am determined to make a career out of real estate as I find it to be an exciting area. I have not been able to choose a niche however I do have an interest in Wholesaling and flipping SFH.

I look forward to meeting motivated mentors in the Waukesha / Milwaukee area.
