What is the 75/25 rule about investing ...is this the only rule that makes sense in picking a good deal?? I want to do wholesaling deals that make sense and dont want to add up the numbers wrong...i know there is a way to calculate a deal that makes sense and gets a better deal for me...

Oh yea i forgot to explain the market i am looking to do...I am currently looking to do wholesale buying then eventually do some multifamily buying in the future...

J Scott I mean what cities, and neighborhoods in my state are good to start investing and how can I tell that the areas will increase in time ...should I just rely on comps in area or other resources?

im just starting out in REI and I would like a mentor to get my foot in the door..I know that education is key so im trying to build up some capital to get some more training ...I can read books all day but having some hands on experience would help tremendously...I believe wholesaling would be my 1st endeavor since I do I a flip so to speak.. im also looking some investors that do wholesale deals ....just tell me what u are looking for a I will find it for you...im in the NJ area...and there is alot of opportunity out here , I just have to know how to structure the deals ....so please any input would help, thanks so much..
