see shaun that is the thing I ddnt understand...I thought we needed to offer cash bids so we ddnt have to go through the read tape of running credit to getaapproved ...so my lender should be the only approval I should need then... I think I wasn't understanding the way the deal plays out....no wonder everyone was wondering why I ddnt want to offer ernest money....I just heard alot of horror stories and to keep shellin out money when your just starting out can be draining...to say the least

ok so thats the difference ...a pre approval letter from financer ...maybe its the way I worded it...and im not only going through agents im doing my own marketing as well... im still educating myself on wholesaling portion of real estate so its not over...this business isnt for faint hearted ppl so I will fit right in...thanks for input though...always love to get criticism it challenges me..

Jon I hear you....so I shouldnt offer deals at all is that what your saying?? Because I thought that was the reason we get in the business to put bids out there...and as far as that POF piece of paper...that paper along with lender statements should back up the deal correct?? Along with ernest money...

brian that is good info.... I am trying to get deal done without ernest dough..but he seems to say deal wont get done without it...but im making a way...fyi I do have ernest $$$ I just would rather not lose it if deal doesn't go th
