I've seen on FB an advertisement by Jerry Norton's FlippingMastery for software to find below market houses in any zip code. Has anyone tried his software or services, and are they worth the time and effort?

Thanks everyone for your input, I decided to not pay for Montolongo's system. I have an REI meeting Thursday night, I've been there a few times before and some of them know me, so I'm going to swallow my pride (I'm ashamed for not having done a deal yet, and I've been going off and on for over a year) and ask for help.

Hi BP nation,

I've been a member of BP for over a year now and haven't done any thing yet. About a year and a half ago I went to a Montolongo 3 day seminar, recently they called me and are offering to provide mentorship for $4,500 for a year. That seems a bit high to me. I agree that a mentor should not be expected to help me for nothing, but I don't know what a reasonable price range would be.

 I would like to find a local, hands on mentor in the Salem, Or area. I have some education from the seminar, but without experience it is becoming a but jumbled. 

I am unemployed so my schedule is very flexible. 

I would appreciate any contacts and we can discuss in more detail.

Similar question to David's:

Owner has an occupied rental and wants to sell; tenants have been there 2+ yrs, are good tenants, take good care of property.

Owner owns house outright, no liens, no back taxes, no other encumbrances. Owner says P&L statements over last 2 yrs are OK. Rent is approx. $8-900/mo.

I have not done an insp yet, waiting to give bid before bothering tenants for a walk-through.

Zillow estimate shows $142,145 for this 1244 sq ft,  3/1.5 sfr

Exit strategy - 1) wholesale 2) hold, use rent for mort payments, should lender allow that. 

How do I evaluate all these factors to give a bid to purchase?

At age 17, in most states, you may not be legally able to sign a contract, when you check with a real estate attorney, he/she would be able to answer whether or not you can sign a legal contract.
