Thank you Mehran, one problem I have is no resources, and I am unwilling to put my Mom's house at any risk (she is 84). I've been out of work for a little over 2 years.

I definitely will look at the find a mentor page you linked to and find a mentor.

I've tried to get started, last POF expired a month or so ago, and the only applications for POFs I've seen seem to require me to have a specific property in mind, and I understand that, but realtors don't seem willing to show a place with out at least a POF in hand. I really could use a mentor to hold my hand and walk me step by step through my first deal or two in the Salem, OR area. A joint venture sounds like a good idea to me.

Well folks, I haven't done much, the last 2 weeks I put a new roof on my Mom's garage, and that took all my time.

I need to line up some financiers for making the leap into buying houses, this is intimidating to me because I don't have a credit rating yet, and I don't yet know the costs of rehab; I need to make a study of some of these costs at Lowes on line to see the installed costs of cabinets, carpets, etc. I feel overwhelmed, but that is mostly due to knowledge I have not gained yet that I can gain with study. So its off to Lowes.com to find prices! :)

Thank you everybody, I am starting out with no resources or credit, so it might be a bit slow at first,but I will make it somehow. I got approved for the first credit card in my life, so I will be building credit as I go along. The market in REO in Salem, if I am hearing right, seems a bit tight, but I'll make it work; then I can expand into other areas of the country.

Thank you Kristopher, it may be a while before I can take you up on youre offer, but I will not forget this and keep you in mind. I am working to get my feet wet here in Salem, OR, gotta get a proof of funding letter, I'm in the process of that now, and a few wholesale deals here to get the cash flow to grow the business to where I can expand.

I am a new investor in real estate, starting to learn to flip houses in the Salem, OR area to start, then I plan in a year or two to do some in the Buffalo, NY area so I can have an excuse to visit my younger daughter, son-in-law, and grandkids there more often.
