Does anyone have recommendations for effective lenders able to originate cash out refi mortgages. I am looking for qualities such as low interest rates, 30 years, 75% LVT on appraised value, 6 month or less (or no) seasoning, reasonable origination fees, etc.

Below is our latest private money lending opportunity in Savannah GA on this 1985 renovation / resell project. 3 Bedroom 2 bath, 1700 sq ft. ARV is $169,000. We are looking for a lender able to fund $100,000 all in costs for 4-8 months at 10% APR interest plus 10% of final profit as a bonus. If you can't fund all $100,000 we can still potentially use your funds but the 10% bonus is only paid for a fully funded project. LTV is just 59%. Total return will depend upon project timeline, but at 6 months I estimate the return to be about $8,000 interest plus bonus, totally passive to you. Yes in both cases. The funds would be wired to the closing attorney who would send you the trust deed and monthly payments can be made.

Unfortunately because of the crushing national debt, the Feds have us locked into ZIRP (zero interest rate policy) for the foreseeable future. Why? because most of that debt is financed with short term treasuries and any serious uptick in rates will consume the budget with rising interest payments to service that debt. This hurts millions of people trying to earn yield and save for retirement. What is a saver or someone living on fixed income to do?

This Midway GA project was sold on 2/25/2016. Our lending partners on this job had their capital returned in 215 days and banked $3,126 in interest income, having loaned only 40% of the total project capital.
