First Position Note 70% ARV

Just got this under contract today. This will be my next rental. ARV $115K. I plan on renovating it, placing a tenant, and then doing a cash out refi in 6 months time. I can offer a short term first position note investment opportunity at 70% LTV for 6-12 months at a reasonable interest rate or go long if you want. Property is located in Richmond Hill GA. hello chris ed reid here,just wanted to give you a stratergy thats working for investors,this might be something you want to consider,chris i can do a cash out refi for you at 8,3% if your credit score is 660 and above1 month after you complete your project,some investors are using a technique where they get 100% financing on the rehab at a 65% arv,then after the project is finished ,geting a refi at 75% ltv,based on the how the #s work the investment that the investor has in the property can be very minimal,this will enhance the roi of the investor tremendously,just thought id give you something to think about
