I use http://www.realestateinvestorswebsites.net/ to host my website which is www.oglethorpeproperties.com  There are pros and cons

Pros

1. Cheap 2. Backoffice database driven (keeps track of all your leads) 3. Automated drip campaign folllow up  4. Template driven so easy to set up an customize, many designs to choose from 5.) Preloaded with many fill in the blank forms for lead capture 6) You can add lead capture pages separate from you main website.  6) Nearly unlimited email accounts you can set up

Cons

1) Not at all mobile friendly.  Google will nick you for this 2) Guys name who runs this company is Simon Marcharia and as far as I can tell, he is a one man show.  He will always answer your email eventually but don't expect a phone number to call or immediate response.  There is some online support and how to videos available.  

Overall- for the price its not bad but don''t expect state of the art in website design.

I would love to know more about the tricks involved in liquidating credit to a cash account for real estate purchases without encountering huge liquidation fees.

Has anyone used Seed Capital LLC to establish business credit card accounts. They are offering to charge me a fee of $3500 to establish $50,000 minimum zero % interest for 12 month card. Is this a good deal or a waste of $3500?

I ran across this interesting article on a growing law enforcement entrepreneurial activity every landlord should be aware of that I would like to share here.  Please don't get me wrong, I am pro law enforcement, and anti criminal to the max. But the issues raised in the article are very troubling to hear, such as "your property" can be charged with a crime (but not you), and it is then presumed guilty, seized, and then you have to prove it was not at significant cost in terms of legal fees.  Please discuss and I would love to hear from anyone that has experienced something like this.

Since you are a lender yourself, is there anything you like to see done by borrowers to lesson this burden like maybe fill out the forms for you and just send them for you to sign?  I want to eliminate any potential objection that my lenders might have in dealing with the IRS just because they want to make a decent return instead of sending their money to Wall Street.

Thanks again Matt.  Very helpful!  I need to change my private money presentation to let people know they have this obligation because they surely do not know.  Now they have to get to another level of commitment...one to lend the money, and the other to get tied up in IRS forms.

Wow that is confusing!  I guess that makes sense because all my mortgage holders do give me 1098s every year come to think of it.  Just to clarify, I wrote him a promissory note  and gave it to him and the attorney.  The attorney wrote up a document titled "Deed to Secure Debt Non-Recourse"  which got recorded at the courthouse.  Upon closing this was extinguished and the lender got paid principal and all accumulated interest in one check.  Is this considered a mortgage then?

Yes it was a mortgage paid with interest.  I thought I was supposed to fill out the form and 1099 him to the IRS for the interest I paid him?
