@Deepak Malhotra When did you sell this property? 218K seems a little low for the area. Also, for your shared laundry situation, I recommend PayRange. It allows tenants to use their phone rather than quarters. I have a 4-plex in Kennewick and use PayRange. I haven't eliminated the abilit to use quarters, but I only need to empty the machines 2-3 times a year.

@Amyson Varughese have you served them with 14-day Notice to Pay or Vacate in accordance with RCW 59.18.057? Just want to make sure you cover your bases. You can find the requiremnts at https://app.leg.wa.gov/rcw/default.aspx?cite=59.18.057

I am no attoryney, but I have gone down this path a few times. It is usually best to connect with a lawyer to make sure you do it right, but it is achieveable on your own. A lot of times the court will have a fill in the blank unlawful detainer form that you can file with the clerk. You could also draft your own based on the law, see RCW 59.18.365.

We are considering doing a 1031 to get started in the Midwest - do you have any tips or local firms you recommend who can do out of state 1031's?

 Hopefully soon we can add Midwest investor to the real estate accomplishments list!!
