Post: Anyone Buy Condos or Coops in NYC for Investing?

I'm looking at Coops and Condos to invest in. I am looking to do some purchasing and then renting the units our and maybe resell a few of them. Does anyone else here do that? How's your experience in it?

Most of the deals i'm seeing are in the 3.5% cap rate. And deals in the 4% cap rate closing fairly quickly. Is that reasonable or should I be seeing higher rates?

@George Hermann Thanks for the reply. I already work at a real estate company. Unfortunately, I don't believe I am allowed to work at two companies? The company I work for now has nothing to do with residential sales. So, I need an experienced real estate salesperson to help teach me the ropes. 

I have a lot of experience in rentals, management, and commercial real estate. But little to no experience in condos and coops. I can not leave my company to learn this stuff as it's a full-time job but I'm willing to work overtime to learn this stuff. I'm willing to pay or even work for free for someone so I can learn this stuff.

I am located in New York City and want a real estate agent who has worked in Real Estate Sales here in NYC. Someone that has experience with coops and condos. I need help in being a buyers agent and listing agent. I would be willing to pay or offer free help to someone who can teach me the ropes. 

Anyone know anyone they can recommend? 

I have experience in real estate rentals and management. Unfortunately I am working at company that does not do any sales at all. How can I get into sales? Can I teach myself? 

I was thinking of buying leads and then showing clients myself? I do not mind spending money on leads and working the clients I get. But I have no experience closing, paperwork, contracts, lending, etc. I feel like I am in over my head? Are there books or a website I can learn from? Is there a way to get a mentor? 

I am located in NY and I really want to get into real estate sales. 

look at what CAPEX is going to be required. New roofs? Boilers? Know the mechanicals.

Not sure how to go about doing this. I would love to buy a building but it seems out of grasp. 

I think it might be easier for me to buy condos instead and have a good ROI. I have some ways to add value as well as put my own skin in the game with 30-50% of the down payment. I just need a good cash heavy partner.

How do I go about finding a good partner? I currently work in real estate management and have done it for 9 years.

ask what the training entails.

Find out who the teacher is as well. How much experience they have.

If I am renting out a room in my apartment where I live. Do I need to state that I am a real estate agent?

I let her know if she can find someone I will refund her security. I called everyone else back and because of the delay they all took something else. That was real quick. 

It's upsetting because I had others that wanted it but I told them no. I don't feel right taking multiple security deposits from certain people but I don't know how to protect myself from this again. 

This is a huge problem since I am not in the area of this apartment (about 4 hours away - so 8 hours just in travel time just to rent it out! - ugh).

We signed the contract two days ago. She left only the security deposit and I told her she can drop the first month off when she moves in. It's a month to month contract.
