As mentioned by Charles & Bryan, cashflow is the key for buy-and-holds ... one can never predict the bottom but it it's spinning $$ off every month then you'll be able to weather (and enjoy) the next few turbulent years before housing settles and hopefully appreciates.

Horrible weather
Nothing to do unless your hobbies are shopping and gambling.

I wouldn't call 320+ days of sunshine a year horrible weather - yes, the summer heat is 'horrible' but many enjoy golfing in december .... rather than being buried in snow or drenched in rain.

And yes, Vegas is home to world class amenities when it comes to restaurants, entertainment & shopping but many don't realize it offers lots of outdoor activies such as skiing, camping, fishing, hiking & boating ... Mt Charleston, Lake Mead, Red Rock all within 30 min.

According to this Las Vegas 8/27/10 market report, sales have slowed some but rental market strong for investors...

"As you can see, we don’t even have 2 months inventory of rental homes despite the problems apartment management companies report. Investors wanted!"

I think it'll be sunny today .... somewhere. My point .... Real estate is like the weather - each area (and usually an area within an area) will vary dramatically - it's up to you as an owner/investor to educate yourself. These guys are making broad, pointless predictions.

I started investing in real estate at the tail end of the boom .... read a few books and had a mentor so spent very little money 'educating' myself. As the boom faded so did my financing and the easy deals ... I stumbled across BP when searching for hard money lenders and that's when my REAL investing education started :idea:. BP opened my eyes to a whole range of ways to make money in today's market. I still may read a real estate book every once in a while but BP is it for me as it offers such timely advice at my favorite price :D!
