I second what Rich says and know Nick has helped out other BP members.

50% rule has become paramount in my search for long term investments properties ... bBP (before BP), I dramatically underestimated the costs of being a landlord.

A preapproval letter or proof of funds (if paying cash) are not only a good idea but usually required for the bank to even consider your offer.

I agree with Rich ... I was in a similar situation several years ago when my wife & I were between jobs, so we paid 6 months in advance to make the landlord comfortable.

Portland homes sub $250k usually sell in the first 30 days (if they are going to sell) but every market is different as you mentioned ....your neighbor's house being on the market over a year in the same price range is worrisome but hopefully your home has some qualities it does not. I wish you the best of luck!!

The market appears to be telling you it's overpriced. If you are firm on your price, renting may be a viable option.
