Ah, now that I know both you and the seller are in Dallas, it's a flipped situation.  While you may use a Louisiana title company, you can call some here that use partners in other markets.  For example, if you call Pierremont Title or Thaxton Title in this area, they more than likely have connections to facilitate the closing for you in Dallas.  If your seller wants to do it in person, it can be as simple as one of these companies telling you which partners they have in Dallas.  Pierremont or Thaxton can do the abstract and once it's all set, send it to their partner company in Dallas for you to meet the seller and close.  I hope this helps!

@Garnett Freeman II I’m in the Shreveport market and I know a number of Title companies that act as closing agents for other title companies, and they could also do mail off packets as well. If any of that could help just reach out!

@Jill DeWit I am not as active on here as I should be; my days are usually incredibly busy and I need to time block more to check on here.  I wish you all the best as well and I believe @Joshua Numa was looking more into the Natchitoches area.  Joshua, I haven't purchased in Natchitoches, as I really enjoy my market of Shreveport.  I have been able to negotiate a number of deals up here and if you ever want to discuss, please reach out and I'll be happy to set some time for you

Good morning BP. I have a few deals in the pipeline and one came back sooner than expected. I am using my line of credit for an REO purchase and rehab, but a short sale came back accepted. The details on the short sale are below and I need to find some short term financing for it. My credit score is bankable, DTI etc are strong but I would like to close by the end of the month. Does anyone have a recommendation for a lender in Louisiana or outside of LA that is legit and can assist on this? I need to finance short term until the title seasons for 6 months so that I can flip it out to a 30 year term.

4br 3ba over 2300 sqft
200K ARV
New roof being put on but we are negotiating that the seller put that on.
Sale price of $130,000.
Total financed including closing costs would like to be no more than $150,000.
The home is practically rent ready and we project a minimum monthly rent of $1600, but will market it at $1750/mo.
This would place us at 75% LTV

If anyone has a recommendation on someone that I can use, I would greatly appreciate it.  Thank you for reading and have a great day.
