@Willie Lohse Get a mortgage if possible. Paying all cash will lower your returns and limit your ability to buy more properties.

@Kevin M Cooney i agree with Nicholas on deciding what you're more comfortable with that matches your goals. Out of state might get you there faster but make sure you have a team in place.

I would also add look into the benefits of forming a Wyoming LLC. They have much stronger asset protection laws than most states.

@Geordy Rostad being in sales myself I can totally relate and absolutely agree with @Chris R. it's 100% normal to feel that way when you're first starting out with cold calling. The more you do it and the more you practice the better it will get. You could also try role playing with a friend to gain some repetition and confidence. Have them act out different personalities and scenarios.

@Shiloh Lundahl I can understand your line of thinking but I would say most people do not think that way. It sounds like you may be a little biased based on your personal experience and homeschooling. Again, I would say that's the minority of people. I totally agree with @Donald SaintVal that is does still very much matter.

@Hunter Adams yes it is absolutely legal and I love your line of thinking. There are many great ways to use that borrowed money and the best part is you are paying the interest back to yourself. Make sure to check with your company/plan on all the ins and outs. You also may only be eligible to take out one loan at a time. Good luck!

@Sean Lynch if you only have a couple partners interested you could just do a JV and not a syndication.
