Protect myself in a Joint Venture

Hello,

I am about to sign a deal in a JV and I am trying to figure how to best protect myself in case the JV partner walks off with my money. the case is that due to the sensitivity of the deal, only they can be on the contract which they will flip to us afterwards, but we are providing the funds.

How am I best protected?
