I agree with @Chris Boyd, start here. There is no better source of information than BP. Check out the Podcast hosted by Josh and Brandon; tons of helpful info. Many podcast specialize in Wholesaling (from getting started, mail campaigns, negotiations and much more).

I would also suggest taking the advice of Michael Quarles and find someone in your area who is successful in the area of Real Estate Investing you are interested in and work for them either analyzing deals, assessing properties or whatever they may need. Best way to learn is to start doing, not by paying for free info.

Like Josh and Brandon say repeatedly on the podcast, don't spend your start-up money paying some guru for info on how to do it, that won't get you any closer to your goal. Instead, use it to start a mail campaign, buy a property, buy business cards, put gas in your car to drive for dollars, buy bandit signs (if usable in your area). Just do something with it other than give it away. 

Or, you can always pay me for this information which is probably more than what you would get from some Jack-In-The-Box Guru Course. I'll gladly take some money if you are just going to be giving it away.

I am sorting through my own list next door here in Indiana. 

The county I am researching has online Assessor/Property Valuation records. Within those records online they provide a link to the Tax info. Because they provide the Bi-Annual installment amounts as well as the total amount still owed, you can calculate how many installments and years they are behind by these numbers.

Not a quick way by any means, but that's why not everyone is doing this. Maybe there is a better way, if so I don't know it yet. This is all I can offer so hope it helps.

Thanks for the reply. I guess what I meant is show the contract before they sign Assignment Agreement. But it's the same difference. 

What you said makes sense. Just wanted to make sure I wasn't crossing a line on something. Like I said, I know they will get to see it.

 @Ryan B.  Assignment fee ain't much, $2,500. House is under contract for $10k.

Hello BP! First time poster on this forum, long time lurker. 

Here's my question:

Should I show my Buyer my contract with the Seller to reassure them that they will receive a Warranty Deed?

I'm in negotiations with a buyer on a wholesale deal in Evansville, IN. We are discussing (and about to sign docs) on the assignment of said property. Buyer is worried about back taxes and not getting a clean title. My contract with Seller states that Seller will provide a Warranty Deed against these kinds of issues. I don't have have an issue showing the Buyer my contract (since they will get to see it anyway because it's an assignment and not a double close) but is there anything I should be aware of before I do this?

As a new investor, I am constantly researching for as much information as possible without getting "Analysis Paralysis". I came across this blog post and after some research of my own, I found it to be quite accurate and promising. Given the subject matter discussed, I thought it would be good to add to this forum since there are no post for us local investors. 

A short synopsis of @Greg Wood's blog is that the economic numbers are supportive of a strong and growing opportunity in the local Evansville area for Real Estate.

Greetings from the Hoosier state! 

I'm a new father, new Wholesale Investor, and mildly seasoned entrepreneur who is looking for advice, education, networking, and everything that can help grow myself and this new business I am venturing in. 

 From the first company I started at the age of 22 fresh out of college to being self-employed in the Property Preservation Industry today,  I do business off of an ultimate maxim: Growth and Profit are a product of how people work together.  I truly believe there is enough to go around and the more you let others reap the rewards for their efforts, the more possibilities created both in business and in professionalism. Steal a man's fish once, and he'll never trust to fish around you again. Share with him the fish you caught using his bait, and he will bring you better bait.  

Anywho, being in the PnP Industry, I was the guy who took care of foreclosures for the banks until you all bought them. I obviously noticed the angle that I had in knowing about these properties when they weren't listed on the MLS. So, being a gunslinger I decided to start making offers on them and Wholesaling them to those in a better position to handle getting these beautiful but neglected community structures back into productive assets of the local economy.

I am looking to solve problems for banks with foreclosure properties on their portfolios as well as help individual homeowners with ownership issues. Furthermore, I look to build lasting, profitable relationships with Investors in my area to leverage our respective positions in order to do deals that profit all parties respectively. 

Currently, I have my first few properties under contract and am about to sell or assign my first deal. Although my education in REI is far from complete, I am one who learns by doing; so I jumped right in. Attribute that to my ignorance or my confidence, the choice is yours.
