Hey guys, pray all is well! I'm still fairly new with investing. Recently I've been interested in investing in multi families. Are there any investors in the DC/MD area who wouldn't mind grabbing lunch, coffee and getting their brains picked? Or that are willing to point me on n the direction of some groups that focus on multifamily units. Thanks in advance 😁

Hey Ken Wang welcome to BP, I'm new to investing and I m in the same areas as you are. However I have the inside scoop on a few things, well at least I like to think I do lol. Let's network, I've done some wholesales, working on 2 seller finance properties where I plan to put tenants in and hopefully I can get my feet wet on a flip project soon!!

I do traditional mortgage loans as well as broker hard money loans. For a price that low you'd have more luck going the hard money route than getting a loan from a bank. It's almost impossible. I can't even do a loan unless it's 100k and up on a home.

Hey guys, good evening!! So I've been hitting this brick wall a lot lately and its getting a little frustrating to be honest. I'll find some really great properties, and the numbers are excellent, Net profit roughly 40K, ROI around about 25% *these are flips* however when I make an offer I never hear back just to find out days later that somebody else has it under contract. HOW HOW HOW can I get around this? Is it even possible? Baltimore apparently is saturated with investors. is there a way to find off market properties so that I have that small window to line things up and secure the property, or should I offer more to show that I am serious? PLEASE HELP!! Any tips and tricks on how to get around this curve will be useful.... THANKS GUYS!!

Hey guys I'm still super duper new here but very very excited about building relationships and networking. I'm working on spending more and more time on bigger pockets, definitely a lot of great things going on here. Just to give you guys a little info on me, I'm currently working with a lender providing investors with hard money loans, I think our formula is pretty great, I also help investors sell properties that they've held on to a little to long and become open to seller finance options. I am however looking to get my feet wet with wholesaling as well as flipping to build capital. My ultimate goal is to get into buy and hold multiunits. I live in Baltimore too so any contacts or anything you guys can assist with is great. I'm a great listener and I love coffee. Let's meet up!!
