TIPS & TRICKS/ Off Market
Hey guys, good evening!! So I've been hitting this brick wall a lot lately and its getting a little frustrating to be honest. I'll find some really great properties, and the numbers are excellent, Net profit roughly 40K, ROI around about 25% *these are flips* however when I make an offer I never hear back just to find out days later that somebody else has it under contract. HOW HOW HOW can I get around this? Is it even possible? Baltimore apparently is saturated with investors. is there a way to find off market properties so that I have that small window to line things up and secure the property, or should I offer more to show that I am serious? PLEASE HELP!! Any tips and tricks on how to get around this curve will be useful.... THANKS GUYS!!

Get on emailing lists from local wholesalers. My inbox gets hit with dozens a day. Join local REIA groups on facebook and meetup and you'll have access to local wholesalers and if you're looking for specific property types in specific areas, let them know.
