Post: Do you allow split payments for security deposit?

Same thing for us. If they want the property, they need to have the full amount of the deposit and first month's rent before we give them the keys. If they can't do this, they're likely to give you payment trouble during the rest of the lease.

Like @Robert Leonard suggested, be patient. We've felt the urge to go ahead and fill it but that's a bad idea. We've always had someone come shortly afterward that fit our qualification and it's worth the wait. Good luck.

Hi @Irene Y. and welcome to BP! Always happy to see young investors starting early. That is one thing I wished I did. The best way to learn on here is staying active and participate as much as you can.

At some point, action needs to be taken because you can learn about everything but nothing teaches best as actually doing it. How we started was using part of our wedding gift to start. We also used hard money and then refinancing to conventional to leverage our money. This way, you don't have to save as much to get started. Of course, this is one of many other ways to get started without having to saving up for a traditional down payment.

Having a full time job is not a factor to being successful in RE. Check out podcasts like 33, 37 and 44. They all have full time jobs and made RE investing work.

Hi @Chloe Bowman and welcome to BP! Sorry to hear about your grandma. Like many of the members here have mentioned, it really depends. You mentioned that your goal was to get enough properties to provide income for the retirement/vacation home money so having this first house as a rental is what we would do. Plus, if the area is projected to grow, rent is likely to increase so much cha chings. The first property was the hardest for us but trust me, you'll learn so much which will give you a bit more confidence for each future property.

Oh, do you have you're "why" written down? This will help pull you through any challenging times (you'll have them). Listen to podcast 48 if you haven't done so. Darren started in 1998 and he is now financially free. Awesome right?!
