We are always looking for dependable, competent, trustworthy handyman and/or electrician that can speak/understand English. When we find a good one, other investors ask to use them and they get so busy that it's hard to contact them.

If you have anyone that you have used and wouldn't mind recommending, we would appreciate it! Looking for handy man and license electrician in the Houston area. Thanks in advance.

Hi @Beatrice Trotman and welcome to BP! I grew up and went to high school in Irving so great city to live in!

A few tips for leasing your own home quickly:

1) If you have a friend who is an agent, you can ask their help to run rent comps for your house. Otherwise, you can pay a small fee to ask an agent to do this for you. When looking at comps, you want to balance your rent so it's not the highest and definitely not the lowest.

2) Another way to find rent comps is to look through Craiglists, Trulia, MLS or Zillow to see what is renting near your house. You can even drive around and see if anyone has a for rent sign. Take their number and pretend to be looking and see what they're asking.

3) Take lots of pictures of your house so you can post them on Craiglists. People like to see photos. Make sure the photos are not blurry and dark. I'm amazed that agents post camera pictures which are not high quality and hard to see.

4) A simple sign in the yard with phone number is our number one advertiser. You can leave applications with your leasing criteria which saves a lot of phone calls.

5) When you show the houses, try to group all to come about the same time. Creates a sense of urgency and lets them know that if they're serious, they need to act quick.

6) If you receive little phone calls or appointments the first week, you may have priced it too high. Lower the price accordingly. If you get too many phone calls, it may mean you priced it too low.

Congrats @Jeff Jenkins on passing your exam. I too am working on my license and will need to look for a broker too. I know Lifestyle's Realty here in Houston does a lot of investment property transactions but not sure what their fees are. Maybe something to look into. Keep us updated on what you were able to come up with since we too will need one by the end of this year. Good luck!

We've already bought, rehabbed and rented 6 single family within the past 1.5 years and now need to find other ways to obtain deals besides the usual MLS. Heard your podcast with Sam Craven this week and now starting to look at direct mail and wholesalers. We'll continue to read up on direct mail and network to get deals offline of MLS.

Would love to come back to everyone here and say we retired my wife with BP's help! Only need 6 more houses at $400/unit/mo which we're sooo close!
