A few tips for leasing your own home quickly:
1) If you have a friend who is an agent, you can ask their help to run rent comps for your house. Otherwise, you can pay a small fee to ask an agent to do this for you. When looking at comps, you want to balance your rent so it's not the highest and definitely not the lowest.
2) Another way to find rent comps is to look through Craiglists, Trulia, MLS or Zillow to see what is renting near your house. You can even drive around and see if anyone has a for rent sign. Take their number and pretend to be looking and see what they're asking.
3) Take lots of pictures of your house so you can post them on Craiglists. People like to see photos. Make sure the photos are not blurry and dark. I'm amazed that agents post camera pictures which are not high quality and hard to see.
4) A simple sign in the yard with phone number is our number one advertiser. You can leave applications with your leasing criteria which saves a lot of phone calls.
5) When you show the houses, try to group all to come about the same time. Creates a sense of urgency and lets them know that if they're serious, they need to act quick.
6) If you receive little phone calls or appointments the first week, you may have priced it too high. Lower the price accordingly. If you get too many phone calls, it may mean you priced it too low.
