hi @Japheth Grimm and welcome to BP! So glad you joined. Listen to podcast 33 and 37 which is great for wholesale. I like the approach of learning rehabbing, flip or buy and hold first before wholesaling to give you an edge over other wholesalers who knows nothing about estimating repairs and ARV. If the numbers are fluff, it will be difficult wholesaling. Or you can partner up with someone who can help you. Lots of Houston BP here for you. Which areas are you focusing on?

Like Jerry and Kyle, it really depends if the numbers you want work out. If you figured your profit and rehab works with the $25k, go for it. If not, stick to your offer. The more you budge, the more likely your deal gets worst and worst.

Does it have lots of rehabbing or has some major issue?

How quickly are you able to close? If you had it originally for a month (which is not likely since I'm guessing you're paying cash for this), maybe you can shorten your closing to 2 weeks.

Seller may go with someone else but if your numbers were calculated correctly, they are over paying and in a few years, they may sell it because it's not profitable for them. Now you have a chance to buy it from the and win! Keep us updated on what you end up deciding.
