Hi BP Community,

I wanted to find out your opinion on which is the best way to outsourced the putting and picking up bandit signs?

I am thinking of hiring someone to put them every Friday and to pick them up every sunday, and paying them say $10 per day (around 20-25 bandit signs)
but how can make sure he/she is in fact doing the job?

any other ideas?

Ibrahim S I was able to find the owner and I am know in the process of negotiating for the property.

But usually I will wait to talk to the owner first to see how much they owe( if they are motivated they are wiling to give all the info) instead of doing a limited lien without really knowing if I will be buying the property

Hi BP community,

I found a property that will make a sweet deal but when I drove this afternoon
to the house it was vacant. What are your recommendations in order to find the property owner ?

to find telephone numbers I usually find http://people.switchboard.com, any other websites you recommend?

a friend also advice me to use a skip tracer, do you have any recommendation for the south florida / Broward County area?? and how long do they usually take, the deal is time sensitive

It is not a short sale, the house has equity, and my purchase agreement will cover all the debt plus closing and lawyers costs.

Thanks to all!

1) I already file a straight eviction but the squatter counter it and according to my lawyer I would it los because he does not have any landlord/ tenant documents. He is a squatter.

2) Patrick G. you don't think is a very winnable case, giving that the squatter has not pay for anything the last 2-4 years? (the seller has proof)

By any chance do you remember the name of that similar post?

Hi all,

I put a property under contract last night but it is suppose to go on sheriff sale This Thursday 06/27. How can I get the bank to hold/extend the sheriff sale, in order to do all the title work and closing?

I spoke to one of the banks representatives but he said I needed to close on Thursday!
But that gives me no time for the title work

any suggestions?

Hi,
I have been dealing with a 'squatter' eviction, and I wanted to find out about everyone's opinion:
I already have everything set up with the title company: purchase & sale agreement, pay off letter, end buyer etc.
I am just waiting to evict the squatter.

The squatter is an ex boyfriend of the property owner. He the squatter has never pay rent, does not have any tenant-landlord documents,and his name is NOT on the deed but has been living in the property for the past two years by himself and for 10 years together with the seller.

The Case is now being handle by my lawyer who is recommending to file an unlawful detainer, while the squatters lawyer is arguing that his defendant has rights on the property like compensation, or plain rights to the property

What are your thoughts? Should I file unlawful detainer? Does the defendant have any type of rights?
