Post: Finance Repairs for selling a house

I would try to sell the house as is and just disclose the known repairs that are needed and set the price accordingly.  It seems like you wouldn't get your money back financing repairs, especially if you will be selling to investors. Is the house close to campus?

Welcome to the forums.  I am over in Bartlesville, OK (we moved here earlier this year) and just starting out with buy and holds as well.  Once you get your first rental you'll never look back.  People always need somewhere to live and the entry cost in NE Oklahoma is still low.  The benefits of owning property are numerous, but here I also feel like we are investing in our new town and that feels good too.

This has been a really interesting discussion.  I only have a few transactions under my belt but I've relied on my Realtor heavily.  This is coming from a buyers perspective so maybe the commissions don't come into play as much.  I just moved to a new state and wanted a personal home and rental properties quickly.  Using my Realtor's expertise, who had lived in the town most of his life, allowed me the time to plan renovations, look at schools and everything else.  So I think there are certainly situations where a Realtor can really help.

@Devan M. It sounds like you have a great plan.  I haven't been down to OKC yet but I hear great things and definitely plan on catching a Thunder game next season.

So many encouraging posts already! I will definitely check out the podcasts and look for any local REI meetings, I know there is one in Tulsa.

@Stephanie Clark No I haven't as an investor, I'm currently trying to find a deal that works for us right now to purchase our first park.  My interest in mobiles started years ago while working on some large industrial construction projects where they were used as offices and worker housing.  I've built and renovated a few stick and stucco houses and helped to renovate an old adobe place into 5 apartments while working for other people, but really wanted to give this niche a try now that I am out on my own.

Hi Everyone,

This site has been great and a driving force behind my step into REI.

My family recently relocated to NE Oklahoma so my wife could take a new position and this has allowed me to put all my efforts into purchasing a Mobile Home Park, which is something we've talked about doing for a while.  

I look forward to learning and interacting with everyone on the site.
