Prospective Newbie from Northeast Oklahoma

Hi everyone. I am a senior in college pursuing a business/accounting degree. I have been increasingly interested in real estate in the past few months, especially as a means to generate passive income. My family live in Vinita, OK, a small town of about 6,000 people. My husband is an ER nurse and he has been hesitant to jump on board with me but has agreed to purchase a property in the next few months. My goal is to have closed on our first buy-and-hold property by the time I graduate in May (we are saving up cash in the mean time). I have really enjoyed some of the resources on this site, especially the podcasts! Any advice is welcome!
