@Jaysen Medhurst Hey Thanks for responding to this post Jason. I'm looking at properties in Houston Texas and I spoke with a portfolio lender that said if I do a REFI its between a high 6 low 7's interest rate so calculating all that into the deal the property took a hit on the cash flow. What did you mean about I'll have 20-25% equity?

Analyzing a deal that I initially have $200 cash flow on with the BRRRR Calculator then with the REFI section I calculate a higher interest rate so then my cash flow drops down to $56. What do investors typically look for when they REFI a BRRRR deal? I hear $200 per door is good but is that after the REFI?

Hi All,

I'm looking for small multi-family below $200,000 with equity built in before buying. Any suggestions on what to search, or how to search for these using Listsource.com or any other prospect lists that might be recommended? Any feedback is helpful.

My husband and I purchased a condo as our first live in Flip. We had a non-load bearing wall dividing the living room and dining room that we removed without getting a permit (because we honestly didn’t know we needed one).

We are getting ready to sell our condo soon and want to know if we can still get a permit after the remodel and/or Should we get a permit or just sell it AS IS without a permit.

We do have a stamped letter from a Structual Engineer saying that it was a non load bearing wall. Can this letter be used to permit the wall removal?

Any advice would help.

Trying to find a great reference for a Plummer. Need some work done to replace old pipes on a property in the Riverside area and I want to make sure we have someone who does quality work. Any recommendations will be appreciated.

Hi Everyone! I am looking for a general contractor in the Inland Empire area for a property that is specifically located in Riverside. The GC would be used for a full kitchen remodel, and want someone who does quality work in a timely manner for a fair price. I know that quality contractors are hard to come by so I thank you in advance for any referrals or recommendations.

Hi BP Peeps,

My husband and I are trying to plan for our 10 month old daughter before we travel abroad and would like some advice.

We don’t know if we should do a living will and/or an estate trust for our live-in-flip property. We would also like to know how to legally hand over our daughter to the guardianship of a selected person, in case my husband and I pass.

We’re also looking for any referral and/or recommendations to lawyers in the LA county area. Any advice on this topic would be appreciated.

@Cameron Riley I currently read books, and listen to podcasts but I have attended Real Estate investing classes in the past and I strongly believe in mentors both in business and life coaches that can help keep you focused on your goals and hold you accountable.

If you are looking for a mentor you can find them by relationship building. For instance, my really good friend’s Dad invests in Real Estate. We started talking to him at her birthday party and let him know we are interested in investing in RE and he offered to teach my husband and invited us to a class that he is giving.
