@Stephen Brown Hey thanks for catching that error! I did edit it on my analysis however it didn't change the cash flow numbers by much. Thank you for responding though it is much appreciated.

After I refinance this BRRRR deal it shows a negative cash flow of a little over $100. Can someone help me understand this?

@Brad Hammond Thank you for the advice. It can be easy to not jump on a deal that seems good when the numbers all work. At the same time I have to consider on of my biggest cost will be think turn over & vacancies in this area and weigh the.

Do you think my agent would that would advise me to but in this area where a prop manager said not to buy isn’t looking out for my best interest? Just curious about your thoughts on that.

What to do when you find a solid deal that meets your CoC return and cash flow but your property manager says that they won't take that area. I sent the deal to my agent and he said it's a solid deal in a C class area great for cash flow. It's my first Out Of State deal so my property manager and my agent are an important part of my team being the eyes, ears, and feet on the ground. #teamclash

Any advice?
