Mark Ferguson ... just curious to know who your portfolio lender is, if you don't mind sharing.

Mark Ferguson have you had decent interest in a class like this? I would be interested as well if it could be done on a weekend. I would travel to Greeley willingly.

Mark Ferguson I actually bid on the Villa Vista house a couple different times, just didn't want to pay what HUD wanted for net. Do you come into town ever? If so, let me know and we can do lunch.

Mark Ferguson I'm from Sterling but am looking in the Greeley/Evans area as my market is very dry here. What's your take on the deal volume in that area? It seems fairly dried up as well, although I've only been looking for a few months.

I may have the option to purchase my old primary residence back for a rental (long story). I want to pitch the idea of owner-financing. Should I put numbers and everything down on paper as I'm explaining or just talk with the current owner first and see what their take is on it. Which way would give me a higher chance of educating them enough to consider the idea? What has worked for you guys in the past? Thanks BP!

My father just got elected as a commissioner for our county. I am following this thread to see what responses come about. I think it is a wonderful idea, as the properties are being improved it not only helps the town look good, everyone's values should creep up and therefore the cities and counties will ultimately receive more in property taxes. I agree with the previous comment about the negative persona that most people have of the REI community (especially rehabbers).

Hey Brandon Proctor ... I realize it's a bit of a drive to Fort Collins, CO for you but I have found the Northern Colorado Real Estate Investors Group (NCREIG) are chock full of information. I just started September 2012 and have gone to a few of these already (and I am more then double the distance as you would be!) Something to ponder. Good luck!

I am just beginning my real estate adventures and am researching the different ways to structure my new business. Are most investors doing it with an LLC? If an LLC, is it structured as partnership or S-corp for tax purposes? Is anybody doing it just as a DBA? My main strategy will be rehabs. Thanks all. (And, yes, I know I will need to consult an attorney and accountant)
