Thanks for the question.  We function as a mobile home buyer for several funds that specialize in buying parks so everything we buy gets moved.  We buy 1990 and later model mobile homes, single wide and double wide.  We pay anywhere from $2,000 to $20,000 depending on the year, make, size, number of bed rooms, baths, appliances included and condition.

Will there be any discussions about the government getting into chattel lending or how to find more used homes for your communities or dealership?

The REAL key is what is the year, make, number of bed rooms, number of baths, width / length, appliances included and condition, when valuing mobile homes.  Also-the cost to tare down, move ($7 to $9 a mile) and then set up the home.  I am not sure if the home you are looking at is up on wheels and ready to roll or if it will need to be torn down and readied for the road.  I would say that it would be best to find one that is not this far away.  I would also suggest staying away from small one and two bed room mobile homes as the larger, three bedroom mobiles are much easier to resell or rent.  Size matters:)  Happy New Year and good luck!

Happy New Year Steven.  I am buying a lot of 1990 and newer mobile homes in the areas you mentioned.  If you run into any mobile home deals that you just want to flip to us for a quick profit, I would be happy to look at what you have.  We move quickly and pay cash in your area.

I would beware of anything older than 1990 when it comes to mobile homes.  They are expensive to move and the roofs only last about 20 years before they need to be redone.  Also-three bedroom units are much easier to sell than two bedroom units.  I would also check with the property owner and see what the terms and conditions of the mobile home remaining on the lot are, at least until you have time to move it.  I would also check on the state and local taxes at the local taxing authority.  Again-I would be super weary of this one as it is just too old to mess with in my opinion, it needs as much rehab as what the actual value is.  Just my 2 cents:)
