Seller Financing can be a great way to move properties in a down market. It opens up the potential for more buyers and will make your property stand out above the crowd. You also won't have to argue as much about the price you are wanting because you are offering the financing!
The key here is to get as large of a down payment (skin in the deal) from the buyer as possible and choose a buyer that will occupy the property. This way your buyer is invested in the place and will be less likely to jump ship. The down payment also reduces your basis in the property.
By structuring a well secured real estate note, you have created a marketable asset that can be sold for cash. Real estate notes are priced in the secondary motge market according to credit, LTV, actual money down, seasoning, area of the country and the terms of the note itself.
By advertising By Owner - Will Finance, YOU are in control of who you deal with. I like to advertise for a few weeks and then set up one open house with everyone that is interested all showing up at the same time. We then sit down with each potential buyer, look at what they can bring to the table and the situation and pick the one we are most comfortable with.

Yes this is another John Alexander venture. I called to try and get some of my questions regarding this program and have gotten nothing. I deal with seller financing and create and trade in mortgage notes every day in my business and, I have not seen anyone that will table fund green real estate notes in todays market. I would love to hear a success story about this program but have searched everywhere and have yet to find one.
Who is going to pay 80 cents on the dollar for a green note with a 90% LTV and a credit score of 600? If there are any takers for these I certainly need to know!

I know Dean and I am sure his course offers some insightful information regarding buying real estate notes. The key is finding quality notes that are held by folks that are motivated to sell because they need cash. Are you looking to buy for your own account to hold and collect payments for the long term?

The note business can be great as long as you watch yourself and chose your investments carefully. You are smart for not buying what Dalby is selling and it is way more involved than he portrays it to be and most of his students are here one day and gone the next. It all boils down to Loan to Value, credit and your comfort zone. Since you create your own yield when you buy real estate notes it can be way more profitable than being a lender! I recconmmend buying only seasoned, first position real estate note with credit no less than 620 and a LTV of no more than 75%. Done right-you can buy a good note at a good return and your job becomes going to the mail box to collect your monthly payments!!!!!
