Thanks, @Dave Foster!  I was just happy to find a renter in December!  I will discuss the 121 exemption with my tax accountant.  

I own a rental property in Kentucky.  I purchased it in December 20, 2013.  Due to a new job in Virginia, I moved and rented it out on December 1, 2015.  I now have a tenet on a 18 month lease.  I'm currently renting in Va. and planning to sale the house in Ky. at the end of the lease and buy a home in Va.  After some research its looking like I may be liable for short/long-term capital gains tax.  I also read that I may be able to declare a hardship because of the job relocation and the capital gains tax can be prorated.  

Can any shed some light on this situation?

Welcome @Kendra Dillard!  There's a lot of good resources here, especially the podcasts.  I attended the Express Homebuyers Meetup in Springfield a couple months ago.  The meeting was focused on wholesaling and partnering. You may want to attend one of their meetings.

@Thomas Fortune, Thanks for responding.  I'm looking for long-term investments so at a minimum I looking to cover cost and start building reserves.  

My price point will limit me to the class of neighborhood but I'm looking for area where there is high quality renter like near military installations.  Also looking around colleges where there is a steady stream of renters.

I'm not looking to put any more in the property than normal wear and tear items, carpet, paint, minor repairs.

Hi all - I'm in NoVA but looking for buy & hold properties in the Hampton Roads area near military bases and or colleges campuses. Looking SFH and TH with 3/2 but would consider 3/1.5, 2/2 and 2/1.5. Prefer to stay under $100k but will consider slightly over. I'll also consider multi tenet for under $150k. I will consider units already occupied.

Do you have anything in your inventory that matches this description?  I'm willing to drive down to view the property if it looks like the right opportunity.  The market is just too expensive here.

@Russell Brazil, Thanks for information.  The truth is what i seek...time is money!  

I'm having a hard time finding investment opportunities in Northern Virginia and looking for help.  Can someone recommend a realtor that they work with that can get prospects before they hit the MRIS?  I'm open to other alternatives and sources as well?

Welcome aboard @Robert Car.  I'm in the same situation as you.  I found the site a few weeks ago and now trying to take action on my first property.  I have been reaching out to people on BP to get the ball rolling.  Good luck!  You definitely came to the right place.
