Thank you everyone!
This is defiantly the last deal I'll do with this agent.
She went off the rails and started advocating for the seller.
Her broker is the listing agent, that probably explains things.

I am 1 week out from closing.

Seller repaired a sewer line and now the yard is full of rocks and rubble.

My agent is now fighting with me that I'm responsible for getting rid of all the rocks and dirt.

She says it is "real property" now.

Any advice?

Quote from @Bob Reinhard:

Does Shellpoint now manage it or is it still a Wells property?

Next, no property is "abandoned" if it is being maintained, however poorly. Perhaps a change in vocabulary might help.

Are you looking to buy it or looking to complain about the vermin? If you are looking to discuss acquisition, complaining is the wrong tack to take, otherwise, use the @Theresa Harris suggestion.

Bob

Hi Bob, it has been in Newrez and Shellpoint ownership for over 1 year.
It is not maintained at all.
I want to buy it. I live VERY close to it and the vermin activity has been a problem for many years and getting worse, there is a large hole in the roof, the bamboo in the yard is out of control and encroaching in neighboring properties. There is a car in the backyard that's been there for 20 years being swallowed up in vines and bamboo. It's a large 1/2 acre lot.
When I called Newrez he took my info to give to the aquisition department but hung up, I was not complaining, told him I wanted to buy it.

Quote from @Theresa Harris:

Try calling from another phone.  Otherwise call the city and see what they can do.  They may start leaving fines to get it cleaned up.

Me and other neighbors have reported to the county. It is Austin Texas but outside of city limits. No replies, nothing happens

There is a house very close to my primary that has been an eyesore for 10+ years.

There has been no sign of life fro over 1 year.

It was granted to Newrez/Shellpoint over 1 year ago.

I want to buy it. Called Newrez and they took most of my info to give to the acquisition dept, then the line went dead.

I called back and they hung up on me when I mentioned an abandoned property.

This place is actually becoming a nuisance with varmints and out of control bamboo.

Anyone have a contact for them, I can't find one, or am I wasting my time?

Thanx

My recommendation is form them to talk. They have no legal claim to the house if the deed nor mortgage are in someone else’s name.

That said, not a lawyer here, but that could get ugly quick with tons of legal fees if a squatter eviction is tried and they sue for refund of the mortgage payment.

Cleanest thing would be for mutual agreement to settle.

Agree but unfortunately there will be no agreement to leave from the occupants.

A friend of mine, I'm serious, let her boyfriend, his sister and her kids move into her house. Tensions flared, she's flaky and moved out. The occupants have been paying the mortgage to the bank for over a year. Now she wants them out and she wants to move back in. I don't know what she can do, any help is much appreciated!

A couple of weeks ago Tesla Terafactory showed up on google maps at that location off 79. We took a ride out there and drove around on the spot and there is defiantly work going on and rr tracks being laid. Just checked google maps and now it's showing up in Pflugerville not far from the executive airport. Hmmmmmm....
