Hi All,

I'm looking for a good GC in the greater Portland (Oregon) area.  We've got a 12-unit 3 story apartment building with land use approval and plans that needs to be built.  

Looking to start construction in 5 months.

Jared Kenealy we have decided to move on. The neighborhood had very high and violent crime.

Thank you for a detailed view into your strategy. Very interesting to see the conservative low risk / long-term sustainable model in play, especially in such a hot market.

A couple of questions if you don't mind. 

1) Did you always hold this viewpoint, even before the great recession? 

2) Given the root causes of the great recession, many regulations and safeguards were put into place in hopes of lowering the likelihood of such a crash happening again.  Do you believe the next few real estate life cycles (peak to valley, valley to peak) will have normal ups and downs based on market forces, or do you believe we will find ourselves back into a crash again? 

I know its a challenging question to ask, but thought I would pick your brain on it a bit.  :)

Hi Jared,

Firstly, thanks for the replay.  We're not familiar with the best areas of KC to look in.  We have found a property that on paper appears like a great deal.  But I feel its in a bad neighborhood (Independence Plaza east of downtown KC; zip code 64127) and want to be careful.  It's an 8-unit brick building that was purchased a few years ago for pennys on the dollar, completely renovated and is being sold with full occupancy leases.  Again the numbers are great, but still cautious on the neighborhood.

Swanny - Just wanted to say thank you. Thank you for your enthusiasm, for sharing your story, for being willing to give back. Today you spent an hour on the phone with me, a very new investor with lots to figure out. You were candid, up front, friendly and most importantly, you never asked for a single thing.

I've only been on BP for about a week and I've learned so much! I still have much to learn as well. But aside from all the REI knowledge, I've found a spirit of community and a willingness to share knowledge and help others in their investing journeys. This has not been more evident than with Swanny. I realize this community is a diverse group of people, each with their own experiences and opinions. All I can do is take it all in and vet it through research to see if it holds true.

I appreciated the healthy aspect of debate that is largely present in this post.
