You have to be smart with out of state  investing. If you don't have the time to go and check out the deal yourself I wouldn't do it. That's with 20 plus years in the business. No one is going to watch your money like you will watch your money. People will tell you anything to sell you a property. You should find a city and focus on that city, go visit the area your interested in.

If you have equity, you can get a home equity loan and refinance in six months.

Go to youtube and put in wholesale houses, you will get many videos to show you how for free.

Hello, I used section 8 in the past and continue to use the program. The one good thing is that  your rent is guaranteed for 1st year. The best thing, is to screen out your tenants. Drive by there home and see how they are living. You can't go in the house but, just check out how they keep the house looking. Follow up with the rental history and talk to the landlord where they live now. Other than that, good luck in the process.

What direction do you want to go, wholesale, rehab or buy and hold. I'm working on a rehab in Montgomery AL. My best advise is to youtube what your trying to do, you will find a lot of information. I been doing this for 20 years and can answer most of your questions.

Try homepath, hud.gov and homesteps. They have 1,000's of repo property in the state of Florida. Happy hunting and good luck.

Here is my example on partnerships. Did a deal in 2004 with a good friend. I lived in California and he lived in Atlanta. This was a rehab project in Atlanta and I had to do most of the work when I lived in California. Short story, haven't talk to him in 8 years.

Good day to you, what are your long and short term goals? Develop your game plan. What I think for starting out is to buy a cosmetic fixer or find a hud repo. It hard to point you in the right direction if your goals are not known. Hands on experience is the best tool for teaching or learning the real estate business. My first home I bought was a light fixer just needed to be updated, it had the old wood paneling, yellow and green tile in the bathroom. When sit down and write out what you want to do, I can give you a few ideals.
