I did go to Philly and tour Jay's properties.  The neighborhoods are not ones I would live in, but if his rent estimates are accurate, would be great for cash flow.  I looked at a handful of properties in different areas, none of which I would call "up and coming," but every single property looks identical.  If you've seen one property, you've seen them all.  The renovations all look good, the same paint colors, the same wood floors, the same 5' kitchens (which I imagine is common for turnkey providers).  I was sent a contract for a property but didn't feel confident enough in my ability to read and analyze it (I'm not a broker or salesperson) and am still sitting on it (they sold that property to someone else but seeing as though their contracts are identical for all properties, I figured I'd hang on to it until I found someone I trusted to review it).  

Would love to know if anyone has actually purchased through ABC and what their experience has been.  They appeared to have an incredibly high demand for properties (they had over 50 under renovation at the time of my visit) as a result of Maverick's webinars and recommendations so there's got to be someone (or multiple folks) on here who have purchased from them.  Come forward, friends, tell us about your experience.

I had a lovely conversation with @Matt Bowles several months back.  He put me in touch with his local market specialist and I went to view properties in the market.  I haven't followed up or made a purchase, but that's on me.  I am also curious about anyone who has actually purchased properties through them and what their experience has been.  Thus far, my experience has been positive but I have not yet made a purchase.  

Congrats on the redesign. Lookin good. I've tried a few times to ''search'' from the app and each time I've tried, the app has crashed. I'm sure you've got tons on your plate so figured what's one more item? :)
Those who think emails shouldn't go out late at night because people keep their phones on their night stands should learn how to change their settings (if your phone is smart enough to receive email, it's also probably smart enough to differentiate alert settings between emails and phone calls). I would hope for those who keep their phones nearby because they have young children or elderly relatives that an emergency notification would not come in the form of an email, rather a call or text, each of which should have different notifications (and if you can't figure it out, ask your young children, they're bound to know more than you). And heck, who's being considerate of my work schedule which has me asleep until 11am (don't be jealous)? Point being, everyone has different schedules and people will filter or unsubscribe to emails they don't want to read, regardless of what time they come in. So if that's when you think of something to send, like Nike says, just do it!

I too am curious as to which companies people have had good TK investing experiences with (as well as what companies people have bad experiences with, if you are comfortable posting about them, of course).

Thanks all for your valuable input. As someone who is still gathering up the courage to purchase an out-of-state investment, I could use all the advice and real-world knowledge I can get, be it good, bad or ugly.

@Ali Boone, definitely not top secret. I work on touring Broadway shows.

Both condos were in West Hollywood. Great locations, just hard to cover expenses with LA rents.

Hi all! Been listening to the BP podcast for a while and decided joining the site would be a great way to start networking. I work in a job that has me traveling 365 days a year, usually in each city for a month at a time. While being homeless has it's challenges, it also provides me the opportunity to see the country and investigate various investment markets.

I own my co-op in NYC and recently sold 2 condos in Los Angeles, providing me with some capital to find new opportunities. I am looking for long-term, cash flowing single family (or possibly duplex/triplex/fourplex) homes in markets with decent rent to value ratios. I don't have my heart set on specific markets but am looking at Atlanta and/or Austin or Dallas to start with and from there…who knows where else?

Looking forward to networking through BP and learning from those who have been investing for longer than I. Thanks in advance for your knowledge and for sharing with a novice investor looking to retire by 40 and live off of my cash flowing properties. Hey, a girl can dream.
