Dang it.  I'm in Denver for work and totally would have attended this had I found this post earlier (and had a car and the night off of work).  Bummer.

For those trying to check out @Jay Hinrichs' website (as I did), looks like there was 1 letter missing from the link mentioned.  Should be www.TurnKey-Reviews.com (plural).  I look forward to exploring the site.

About $1,100/year for Special (DP-3) w/Named Storm coverage, $85K ACV and 6 months loss of rent.  I'm not confident about the choice to do ACV vs RCV but when I made that choice, I was more concerned about monthly cash flow.  Penny wise, pound foolish, perhaps.  But with them, my understanding is that you can change coverage from month to month, so if I decide to increase the coverage, I can do so at any time.  

I ended up going with NREIG so I was able to get everything together without separate policies.  

@Waylon Themer - I'm curious who you ended up going with.  I am also trying to insure in Harris County at the moment and am running into some speed bumps as well - either companies won't insure at all, some that will but without windstorm coverage or those with storm coverage are pretty darn expensive.  My quote through @Tim Norris 's company has an $1,800 premium with a $10,000 deductible for Named Storm Damage (eek) which also applies to any wind/hail damage at all when NS coverage is chosen (this makes me nervous). On the bright side, it comes with $1M in liability.  Would you mind sharing who you ended up going with?

@Peter Logan , curious who you ended up going with.  I've been calling around for the last week or so trying to get a decent rate on a policy for a property in Harris County as well.  Some companies won't insure because of its proximity the coast/storm risk and others have provided quotes between $1,800 and $3,000.  Yikes.

Currently in contract on a SFH in La Porte, TX (Houston area) and trying to figure out the best insurance option. One company is quoting me about $1,000/year without named storm coverage or $2,000/year with. Named Storm Damage Deductible is $10,000 (which applies to wind or hail damage for a non-named storm as well) and $3,000 for all other perils. Other company quoted a $2,200 premium with $3,000 (2%) for non-named storm or $4,500 (3%) for named storm deductibles.

Advice or recommendations from folks familiar with these storm prone areas?

Gotcha.  So presumably if the rehab is already done, no need for builder's risk.
